The HOA Board held meetings on February 3 and March 3, 2025, at the White River Trustees Office on Morgantown Road.
Financial Update
The treasurer reported that as of March 3rd, 19 homeowners were delinquent in paying their annual assessment. Total income received to date stands at $183,853, compared to the expected $202,000.
Ongoing Projects & Updates
- Morgantown Entrance Intersection Lighting
Mrs. Ansel obtained two quotes for additional lighting: $5,483 from JCREMC and $17,754 from another vendor. Due to the significant price difference, a third quote will be requested. - Travis Entrance Lighting Issue
A vendor identified the lighting issue as being caused by faulty breakers. The Board approved a $470 repair to address the problem. - Stormwater Pipe Mapping
Ms. Cleveland met with the Kensington Grove surveyor, who has maps of the community’s stormwater and utility easements. Since the data format is outdated, it will be converted to a PDF format before being shared. - Morgantown Easement Cleanup
Our landscape vendor completed a preliminary cleanup, improving the area’s appearance. In the spring, additional work will be done to identify and remove dead trees. - Ponds and Fountain Maintenance
Mr. Chumley reported that, while undergoing maintenance, two fountains were determined to require repairs, though one is under warranty, which will reduce costs. It was also reported that the vendor will be in the area in March to map the ponds. A recommendation from the vendor to bio-dredge the ponds may be considered for the 2026 budget.
Other Updates
- Ms. Cleveland is working with the insurance agent to adjust coverage of our infrastructure based on updated replacement cost figures.
- The Board reviewed two property improvement requests—one was approved, and the other is pending additional information.
- A spring newsletter is planned, with an expected mailing date between late March and early April.
