Central Fountain: Update and Next Steps

Recent flooding in the roundabout service pit has revealed several serious maintenance issues. The pit houses PVC pipes, electrical conduits, control panels, timers, and water pumps that support both the fountain and surrounding landscaping. After identifying the fountain as the source of the leak, it was shut down to eliminate a safety hazard.

The HOA Board is now soliciting bids to repair the leak, but the problems extend beyond plumbing. Several electrical components in the pit are rusted and may pose a danger. In addition, unused service equipment needs to be identified and removed to declutter the area and reduce future maintenance concerns.

Last year, the Board reported that the fountain base required structural repairs, including tuck-pointing and replacement of damaged limestone pieces. This year’s leakage has made it necessary to also investigate the fountain’s poor drainage. The mulch and soil within the fountain base will likely need to be removed to fully assess and correct the cause of water retention, which is contributing to the deterioration of the structure.

These interrelated issues suggest that the roundabout fountain has not received adequate maintenance over many years.

To move forward, the Board is consulting professional contractors to develop a phased plan that prioritizes safety, repairs, and long-term function. Once estimates are in hand, the Board will evaluate timing and scope, balancing urgent needs with available discretionary funds.
