Board Meeting Recap – May 5, 2025

At the May 5th Board meeting, a homeowner raised concerns about fishing conditions in our ponds. While one pond has aquatic weeds that created problems, another has clearer water and is stocked with fish. It was suggested that we should introduce sterile grass carp from a local certified vendor like Jones Lake Management, who offers reasonable pricing and complies with state regulations, to help control the aquatic weeds. The Board will take the suggestions to the pond management company for review. A plan is already in place to improve our ponds, though funding and timing are yet to be determined.

Treasurer’s Report

The treasurer reported that five homeowners remain delinquent on paying their annual assessment. The invoices must be paid by May 10. The Board approved referring the accounts to collections if payment is not received on time. As of the end of April, the cash balance was $166,977.10, not including payment for services that have not been cashed. There are also two CDs with a total value of approximately $20,000.

Morgantown Road Sidewalk

A section of sidewalk along Morgantown, between Chancery Blvd and Travis Road, is broken and in disrepair. Determining responsibility has been difficult, since this stretch lies in the county’s right-of-way easement. An investigation is continuing, and an update will be shared when there is new information.

Pond Mapping Report

The Board is still waiting for results pertaining to mapping of our ponds from the pond management company. The report is expected this week. The data should help our understanding of the condition of the ponds and help direct future maintenance efforts to return our ponds to a healthy, self-sustaining state.

Spring Beautification: Landscape Committee Report

Starting around May 15, the Landscape Committee reported that the entrances will be refreshed with annual flowers to welcome residents and visitors alike. In addition, dead or dying rose bushes will be replaced with colorful hydrangeas. The renovation of the landscape will be phased over the next few years to keep costs down. This year, the Stones Crossing entrance will be targeted for the renovation.

Central Fountain Woes

The central roundabout fountain has a drainage issue: water is pooling in the flower bed killing the annual flowers there and seeping through the limestone seams. The Board will review quotes to clear out the bed, unplug the old drain, and reseal seams, ensuring our centerpiece will flourish again without overflowing. Depending on cost, the repairs might have to be scheduled later.

Review of Property Improvement Requests & Compliance Issues

The Board reviewed and voted on several homeowner requests for property improvements, as well as compliance issues.

A Legal Matter Resolved

After more than four years, a lawsuit with a vendor has been settled out of court. Instead of the original claim of over $100,000, the Board reached a mutually acceptable agreement in April for $12,500, closing this issue and allowing the Board to move forward and focus on community priorities.
