The Kensington Grove HOA Board of Directors monthly meeting began at 6:30pm Monday, April 7, 2025, at the White River Trustees Office on Morgantown Road. The Landscape Committee reported that this year various roses, barberry and spirea bushes will be removed from entry and island areas due to their poor growth. In their place, several hydrangea varieties will be planted. In addition, begonias were chosen for the annual flower plantings. Plastic edging will be installed along sidewalk edges and landscape beds to keep mulch from drifting onto the sidewalk.
The treasurer reported that as of April 7, nine homeowners were still delinquent in paying their annual assessment. A fourth and final invoice will be sent this month, after which the accounts could be turned over to the attorney for collection. To date, the association has received $194,342.16 out of $202,170.00 expected due to the non-payments and owners who selected the semi-annual payment option.
The insurance invoice we received exceeded the budget by nearly $1,000. The reason was due to increased valuation of our infrastructure.
The following is a summary of project updates that the Board is working on:
- Morgantown Entrance Pedestrian Safety Issue – The Board approved a contract with JCREMC to install two lights, one on either side of Chancery, to improve the intersection lighting. The lights will be positioned close to the county’s right-of-way easement on Morgantown. Though the light poles will be taller, their placement should not impact nearby residents.
- Travis Road Entrance Landscape Lights – Though a repair was done, we continue to have problems with the landscape lights tripping off. The vendor analyzed the problem and determined that the existing breaker boxes were no longer weather-proof; they had rusted through and moisture was causing a short. The Board approved replacing the breaker boxes. The vendor’s quote contained a credit for the previous repair that had been misdiagnosed.
- Stormwater System Map – The Board is still waiting for a copy of the stormwater system map for our community. The surveyor has promised that he will convert the old files to a newer, usable format. The map will be helpful to understand where pipes are located.
- Ponds and Fountains – Pond mapping was performed recently and we are waiting for a report from the vendor. The Villages pond fountain was acting up recently and had to be shut down. The vendor has been contacted to investigate.
- Central Roundabout – A padlock and extra keys were purchased so that the cover to the electrical controls for the roundabout fountain and lights could be locked due to safety concerns and to deter vandalism.
Four homeowner requests for property improvement were reviewed and approved.
The Board also reviewed a list of compliance, complaints, and other issues that are being tracked to ensure nothing is overlooked. Action was taken on several of the items.
