Due to the snowstorm, the originally scheduled Monday meeting was postponed to Tuesday, January 7, and held at the HOA president’s residence.
Treasurer’s Report
The treasurer, Mr. Rivera, reported 12 developer lots remain unsold. While the 2024 budget exceeded expenditures by approximately $21,000 due to unexpected costs, the HOA ended the year with a $42,979 cash balance, thanks to a $62,035 carryover from 2023. For 2025, $15,000 from assessments will be allocated to future capital projects and invested in certificates of deposit (CDs), and $20,000 from the carryover will also be invested.
Ongoing Projects
- Morgantown-Chancery Intersection Lighting
Mrs. Ansel is exploring solutions to improve nighttime pedestrian safety at the west side of this intersection. While the HOA prefers the county or Center Grove High School address the issue, the HOA may bear liability if an accident occurs on its property due to insufficient lighting. - Central Fountain Lighting Issue
Ms. Cleveland reported intermittent lighting on the central fountain was being caused by a tripping ground fault circuit interrupter. An electrical contractor will investigate the issue and provide a repair estimate. - Travis Road Entrance Electrical Issue
The landscape lights on the west side of Coventry have been out for several weeks. A contractor found that a new power line must be installed, which requires running a line under Coventry from the east side which is anticipated to be a costly solution. A quote is pending. - Morgantown Easement Cleanup
The contracted trash cleanup along the Morgantown easement does not include large items, brush, and downed limbs. Additionally, dead trees in the area pose potential traffic hazards. Ms. Cleveland is arranging to get quotes on further cleanup efforts. - Pond Water Quality
In response to water quality test results, the HOA is implementing measures to improve pond conditions. The landscape vendor will be reminded to minimize grass clippings from entering the ponds. Homeowners near the ponds will be asked to keep at least a 10-foot buffer when mowing, spraying pesticides, or applying fertilizer. Separately, the pond vendor has been contracted to map all ponds which will provide important data to direct future remediation efforts. Planning is underway to mitigate high nitrogen and phosphorus levels in the ponds that contribute to algal blooms. - Water Leakage on Chancery Near Stones Crossing
Persistent moisture issues near Chancery and Stones Crossing have raised concerns. Cracks in the road south of the traffic island and moisture near the west-side sidewalk have been noted. While the two issues may be unrelated, the Board is monitoring the area and plans further investigation during drier weather.
Addressing Complaints and Compliance Issues
To improve responsiveness to resident complaints, the Board is implementing a tracking system to ensure issues are resolved effectively and timely. A running list of complaints and compliance concerns will be included in each meeting agenda to maintain visibility and accountability.
Community Yard Sale
The Board selected Saturday, May 17, 2025, for this year’s Community Sale.

The next Board meeting will be held Monday, February 3, 2025 at 6:30pm at the White River Trustee Office on Morgantown Road.
